Can Dubai handle traffic of mega-projects nearing completion

As several of Dubai’s mega-projects near completion, the question on every motorist’s mind is whether the city’s over-burdened roads can cope with a huge influx of residents.
The Jumeirah Beach Residence development in Dubai Marina will add up to 25,000 residents, while The Palm Jumeirah features 4,000 homes and is expected to attract huge numbers of daily visitors.
For years Dubai residents have put up with road works and heavy trucks supplying materials to construction sites. Many now fear the road system will buckle under the pressure of Dubai’s swelling population.
Jumeirah Beach Residence, scheduled for completion this year, features 36 luxury residential apartment towers and four hotel towers. Developed by Dubai Properties (DP), the project is considered the largest single-phase residential and commercial project in the world.
Hashim Al Dabal, CEO at DP, says the company’s traffic analysis has anticipated any future problems.
The main access route for the development will be a four-lane carriageway running behind the towers, which will be linked to the surrounding traffic network by four bridges.
Covered car parking spaces will total 13,000, with one space available for each studio, one and two-bedroom apartment. Three and four-bedroom apartments will have two spaces, while residents in penthouses will be given three spaces. A further 1,300 street spaces will be available for use, according to Al Dabal
“We do not expect any problems with parking. In fact we predict we will have approximately 700 extra spaces for distribution later on,” he said.
Although traffic management within JBR is in DP’s hands, the matter of getting in and out of the development relies on the flow of Dubai’s busy public roads.
“It’s a worry for the authorities as well as developers,” said Al Dabal. “But a lot of co-ordination has been taking place and in the next few months we expect some quick action and improvement.”
He said JBR will represent the first of Dubai’s self-contained “cities” which feature residential, commercial, leisure and retail sectors, reducing the need for residents to make long road journeys.
Just down the road at The Palm Jumeirah, also set for 2006 completion, developers Nakheel says three traffic surveys were carried out by transport consultants MVA, which identified possible “pinch points” on the island and surrounding road systems.
When completed, The Palm will be connected to the mainline by a bridge with five lanes in each direction, a residential and commercial road along the trunk, a series of underpasses and a sub-sea tunnel connecting the spine to the crescent.
The Dh900-million monorail transit system will take three years to complete and will link the Gateway Station at the trunk of The Palm to the Atlantis Station on the crescent, calling at two intermediate stations.
Abid Junaid, executive director at Dubai-based private developers ETA Star, said he had confidence in the infrastructure networks on Dubai’s master developments.
“It’s purely an engineering task,” he said. “Only when the infrastructure is complete is the land handed over to private developers to start construction.”
